Booking Terms and Conditions

Bookings can be made online at www.roomzzz.co.uk/ and can be made by persons aged 18 years or older.

All bookings must be made using a valid credit card Payments can be made on arrival on a debit card.

Cheques: We are unable to accept personal Cheques. Company cheques can be accepted subject to prior authorisation by Roomzzz.

Credit Cards: We accept all major credit cards. Please note that from the 1st of December 2008 onwards all American Express payments carry an additional charge per transaction.

Cancelling later than 12 noon will incur a charge for one night's stay per room booked.

Special offer rates are non-commissionable to agents and cannot be used in conjunction with any other discount scheme. Further restrictions may apply and information is available either at booking or by emailing info@roomzzz.co.uk. Cancellation policies my differ between offer rates and are clearly visible by clicking on the information icon next to each rate.

Booking with alternate booking websites (e.g laterooms.com;lastminute.com;booking.com etc) - Please note that if you book through any other website other than www.roomzzz.co.uk , your bookings is only guaranteed with the card you use unless you have a payment receipt. You will be asked for a Pre-Authorisation on a valid credit card on arrival or payment with a credit or debit card if not pre-paid.

Cots may be available, but availability is limited. Check with the hotel when booking is complete.

All public areas and apartments at Roomzzz are Non-Smoking and Apartments that have been smoked in will automatically carry a minimum charge of £100 for Fumigation.

Pets can accompany customers, up to 2 pets per room. There is a charge of £10 per pet. Please advise the hotel when making your booking.

Check in is from 3pm and check out time is 11a.m.

Roomzzz 361 - Guests to check in at Roomzzz 2 Burley Road and then will be given car park codes and keys for access to 361. Please note that Roomzzz 361 will no longer be in use after the 1st of June 2010.

VAT is included in the price of the room, but meals are not included. Roomzzz reserves the right to periodically review its room prices. Any increased price will be advised at time of booking. All rates quoted are per apartment per night. Please note that the 7 night plus and 28 night plus rates are applicable only for a minimum stay of 7 nights and 28 consecutive nights.  For details of our room prices, please check via the online booking facility or contact the Roomzzz team on 0113 233 0400 .

If you resell a room, you must inform the end customer(s) (i.e. the person(s) who will actually be staying in the room(s) booked) in writing prior to their check-in of the price at which you booked the room with Roomzzz.

In the event of malicious, wilful or negligence of room or other property damage, Roomzzz will charge the amount of any loss sustained by Roomzzz, including business interruption losses to the credit/debit card of the registered customer. Where payment by the customer was made by means other than credit/debit card, Roomzzz will pursue the matter through civil courts.

Security: For security reasons only guests booked in are allowed access to the apartments after 10 pm.

Noise: Guests creating excessive noise will be asked to vacate their apartment.

Roomzzz serviced apartments are run by Roomzzz Ltd.
